Buying a home is the biggest check most people ever write. My job is to make sure you know exactly what you're signing up for before you sign.

Every inspection I do is a full walk-through of the house, top to bottom, inside and out — and you get a clear written report with photos, usually as soon as next day!

What I look at on a general home inspection:

  • Roof, gutters, flashing, and drainage

  • Foundation, crawlspace, and structure

  • Framing, walls, ceilings, and floors

  • Attic, insulation, and ventilation

  • Electrical panel, wiring, outlets, and fixtures

  • Plumbing, water heater, fixtures, and visible supply and drain lines

  • HVAC — heating, cooling, ductwork, and airflow

  • Windows, doors, siding, trim, and exterior surfaces

  • Decks, porches, steps, railings, and walkways

  • Garage, driveway, and grading around the home

  • Built-in appliances and general safety items

Radon Testing

Radon is the second leading cause of lung cancer in the U.S. You can't see it or smell it, and parts of North Carolina run high.​

I place the test, let it run the required period, and give you the numbers in writing. If levels come back elevated, I'll explain what your options are — no pressure, no referral games.

$150 — can be added to any inspection or run on its own.

Pre-Listing Inspection (Sellers)

Same full inspection, done before you list.

You find the problems on your terms instead of a buyer's inspector finding them three days before closing. Fix what you want, disclose what you don't, and go into negotiations knowing exactly where you stand.

Priced by square footage — same as above.

New Construction & Final Walk-Through

Builders miss things. Punch lists get rushed.

 

I inspect before your final walk-through so you go in with a documented list instead of a bad feeling. Best time to catch it is before the keys change hands.​

Homeowner Maintenance Inspection

Not buying, not selling — just want to know where you stand.

Same full inspection, aimed at what's coming: what needs attention now, what's got a few years left, and what to budget for.

 

Good for anyone who's been in a house five years or more and hasn't had eyes on the roof or crawlspace.

Locations further than 50 miles from Lewisville NC but less than 75 miles will have a $50 Travel Charge. Distances in excess of 75 miles will be quoted per circumstance. Radon testing in conjunction with a Home Inspection will be an additional $125. Homes constructed prior to 1950 will have a $50 surcharge.
